Vacation-Rental Turnover
Junk Removal
When a Pacific Beach or Mission Beach short-term rental needs the whole furnished set out before the next guest — or before the season flips — we clear it in one visit at a flat, photo-quoted price. Sofas, mattresses, patio furniture, the tired old set entirely: whole-unit truck-fill from $241, carried down the boardwalk, the courts, and the beach alleys while we handle the parking. Same-day between check-out and check-in, no CA sales tax on the service.
The whole-unit swap, not a single-couch pickup
Beach short-term rentals turn over differently from a normal home. The unit is fully furnished by the operator, and when a set gets worn from a hard summer, a new-owner refit comes through, or the seasonal use changes, the job isn't one couch — it's the entire furnished unit going out at once so a fresh set can go in. That's the lane we're built for: a coordinated, one-window clear of the sofas, the beds and mattresses, the dressers, the dining set, the patio furniture and the odds and ends, priced as a single flat number and timed to the turnover instead of dragged across a week.
You send a photo of the unit, we quote a flat truck-fill price up front, and a crew clears it in one visit — usually same-day between a check-out and the next check-in. No hourly meter, no on-site estimate, and no California sales tax added to the number.
What we clear on a beach turnover
- Sofas, sleepers & sectionals — the living-room set worn through by back-to-back stays.
- Mattresses & bed frames — every bedroom, recycled free at the Miramar mattress site.
- Dressers, nightstands & dining sets — the furnishing package swapped as one truck-fill.
- Patio furniture, grills & outdoor pieces — the deck and balcony set that takes the coastal beating.
- Appliances & the odds and ends — mini-fridges, TVs, lamps, décor; refrigerant recovered on any fridge.
Boardwalk, courts, alleys — the access is our problem
The reason a beach turnover isn't a quick job is the access, and it's different on every block. In Mission Beach, most of the beachfront sits along the numbered courts and the Ocean Front Walk boardwalk with no vehicle access at all — the crew parks off the sand and hand-carries every piece out down the court or the boardwalk. Pacific Beach is a maze of tight rear alleys, one-way beach streets, and brutal summer parking; the sofa comes out the alley and the truck works whatever space there is. Ocean Beach adds narrow 1920s cottage doorways and small lots where a sectional has to come apart to clear the frame. None of that is your problem to solve — we plan the carry, handle the parking, and the flat price doesn't move because a unit is up a boardwalk instead of a driveway.
What a turnover costs
A full furnished-unit swap is almost always cheapest priced as a truck-fill rather than piece by piece — you pay for how much fills the truck, quoted flat from a photo. Single items are available at catalog rates when you only need one or two things gone.
| Item / Volume | Flat price |
|---|---|
| Sofa / couch | $126 |
| Queen mattress | $103 |
| Dresser | $126 |
| Patio table | $89 |
| Studio / small unit (truck-fill 1/4) | $241 |
| 1-bed unit (truck-fill 1/2) | $431 |
| 2-bed unit (truck-fill 3/4) | $587 |
| Whole furnished unit (truck-fill full) | $732 |
$75 minimum. Boardwalk, court and alley hand-carry, plus the parking, are all included — no access surcharge. No CA sales tax on the service — the flat price is all-in. For reference, national franchises like 1-800-GOT-JUNK average around $240 for even a small load in San Diego, quoted on-site.
Three ways to turn over a furnished rental
| Option | Cost | Speed | The catch |
|---|---|---|---|
| City of San Diego pickup | Not available | — | The city collects no bulky items from apartments, condos or rentals — a beach STR gets nothing municipal |
| Self-haul to Miramar | Truck rental + tip fee | Multiple trips | You and your cleaner carry a whole furnished unit down a boardwalk by hand, then drive it across town |
| Traditional full-service hauler | $150–$600+, quoted on-site | 1–3 days | An in-person estimate and a wide window — hard to fit inside a same-day turnover |
| JunkRabbit | Flat truck-fill, from a photo | Same-day, timed to the turnover | None — we carry it out over any access, one flat price |
Does San Diego pick up furniture from a beach rental?
No — and for a short-term rental it isn't close. Under the century-old People's Ordinance, the City of San Diego historically collected trash and bulky items only from single-family homes with city-street access; apartments, condos and rental units were excluded entirely and have always paid private haulers. Measure B (2022) is beginning to change that with a fee rollout through 2025–2026, but even for eligible houses the large-item option is limited and appointment-only — the city's own pages say it does not offer robust on-demand bulky pickup and point residents to WasteFreeSD or self-haul (Environmental Services is 858-694-7000). For a furnished beach rental that needs a whole set gone on a turnover deadline, there is simply no municipal path. That's the gap: a private, full-service crew that shows up in your window, carries the unit out over the boardwalk or the alley, and quotes one flat price — the on-demand option the city doesn't provide.
Where the old furniture goes
A furnished rental cycles out a lot of pieces that still have life in them, so we sort before we dump. Usable sofas, dressers, dining sets and décor go to donation partners — Goodwill of San Diego, Habitat for Humanity ReStore, Father Joe's Villages and The Salvation Army — so the last set furnishes another San Diego home. Mattresses and box springs are dropped free at the Bye Bye Mattress collection site by the Miramar Landfill (5161 Convoy St), metal and electronics are recycled, and any fridge has its refrigerant recovered first. Only the true leftovers are disposed at Miramar, where the cost is moderate and there's no add-on refuse tax — which is exactly why the flat turnover price holds.
When operators call us for a turnover
- Season flip — swapping a worn summer set for a fresh one before the next stretch of bookings.
- New-owner refit — clearing an inherited furnishing package the day escrow closes so the redo can start.
- Guest-to-guest turnaround — a piece damaged mid-season that has to be out before the next check-in.
- Rental-to-long-term conversion — emptying a furnished unit that's going to a bare long-term lease.
- Deep-refresh between seasons — the whole furnished set out at once for a top-to-bottom re-furnish.
Why STR operators choose JunkRabbit
- Whole-unit in one window — the entire furnished set out at once, timed to your turnover.
- Flat truck-fill price from a photo — quoted up front, no estimate visit, no CA sales tax.
- Any coastal access — boardwalk, courts, tight alleys and beach-street parking all handled.
- Same-day between guests, donation-routed, mattresses recycled free.
What coastal operators say
"Refurnishing our Mission Beach place on the courts — no truck can get near it. They parked off the boardwalk and hand-carried the whole old set out, couches, beds, patio stuff, in one afternoon. One flat price and it was gone before the painter showed up."
"We flip our PB rental between seasons and the alley parking is a nightmare. They handled all of it, cleared the unit as a truck-fill, and did it same-day between guests. Knew the exact price from a photo before they came."
"Bought an OB cottage rental with a house full of tired furniture. Narrow doorways, small lot — they broke down the sectional, carried everything out, donated the good pieces. Flat price, no tax added, easy."
Vacation-rental turnover — FAQ
Can you clear the whole furnished unit at once?
Yes — the entire set in one window, priced as a truck-fill from a photo (quarter $241 up to a full unit $732). $75 minimum, disposal included, no CA sales tax.
How do you reach a Mission Beach unit with no truck access?
We park off the sand and hand-carry each piece down the court or the Ocean Front Walk boardwalk. In PB and OB we work the alleys and beach-street parking. The access is handled and it doesn't change your flat price.
Can you come same-day between guests?
Usually — send a photo, lock the price, and we book the soonest window. In peak summer, book a day ahead to guarantee a turnover slot.
Does the city help with a rental?
No — San Diego collects no bulky items from apartments, condos or rentals under the People's Ordinance / Measure B. A furnished rental needs a private full-service hauler. Environmental Services: 858-694-7000.
What happens to the furniture?
Usable pieces donated, mattresses recycled free at the Miramar mattress site, metal and electronics recycled; only leftovers disposed.
