Apartment Cleanout in
Pacific Beach
Lease ending, or a rental to flip between guests? PB (92109) runs on turnover, and we clear the whole unit — the mattress and the couch together, the dresser, the mini-fridge, the closet nobody wants to deal with. Alley access, one-way streets, and brutal summer parking are our problem, folded into a flat photo-quoted price that starts at $75. Same-day is usually open, and there is no no-driveway surcharge.
Two kinds of PB cleanout
Pacific Beach is a renter's neighborhood — young, transient, student-heavy, wrapped in vacation rentals from the boardwalk to Garnet Ave — so an apartment cleanout here almost always means one of two things. The first is the lease-end move-out: the movers took what fits in the new place, and what is left is the heavy, awkward stuff that never made the cut — a queen mattress and box spring, a sagging sofa, a dresser with a stuck drawer, a mini-fridge from the closet, and a pile of odds and ends. We take the whole combo in one flat-priced trip so the keys go back clean. The second is the furnished short-term-rental turnover: an owner refreshing a unit between guests or seasons needs the old furniture, mattresses, and housewares gone before the new set arrives, and we empty it on the turnover window.
Either way, the wedge in PB is access, and it is the thing that trips up every hauler who is not local. The beach blocks are alley-fed, plenty of them run one-way, there is rarely a driveway to back into, and near the boardwalk in summer a parking spot is a small miracle. We treat all of that as ours to solve. The crew finds the spot, works the alley, and carries everything down from the unit — you do not drag a thing, and none of it moves the number. And since San Diego apartments have no basement, the closet, the balcony, and the shared garage are where the surfboards, wetsuits, and boxes stack up; we clear those in the same pass.
What a PB apartment cleanout covers
- Lease-end move-outs — the mattress, box spring, and couch together, plus everything the movers left, cleared same-day.
- Furnished rental turnover — old furniture, mattresses, and housewares swapped out between guests or seasons in one trip.
- Roommate & whole-unit clear-outs — a shared beach apartment emptied at once when the lease ends.
- Garage, balcony & surf-gear piles — boards, wetsuits, bikes, and boxes out of the no-basement storage spots.
- Appliances — mini-fridges, washers, dryers, and window AC units, refrigerant recovered where required.

Why the city can't help — and full-service can
Renters in PB tend to learn this on move-out morning: the City of San Diego does not collect bulky items from apartments and condos at all. The old People's Ordinance limited city pickup to single-family homes with street access, and while Measure B started changing the funding in 2022, there is still no real on-demand municipal bulky service — eligible houses get a thin, appointment-only option, and multifamily buildings get nothing. In a neighborhood that is overwhelmingly apartments and rentals, that means your old mattress in the alley is not the city's problem; it becomes the property manager's, or a code fine. Full-service at a flat price closes that gap cleanly: we carry it out of the unit, load it, and haul it in one scheduled trip. Good furniture goes to donation (Goodwill, the Salvation Army, Habitat ReStore), mattresses to free recycling, and electronics to free California e-waste — so it is handled honestly, not just abandoned by the dumpster.
What PB renters & owners say
"Moved out of a walk-up off Cass with no elevator and no driveway. They carried the mattress, box spring, and couch down from the second floor, worked the alley, and it was one flat price from a photo. Same day, deposit-clean."
"I manage a couple of furnished rentals near Garnet. They turned over a whole unit between guests — two mattresses, a sectional, kitchen stuff — in one trip on my window. Reliable, flat price, no summer-parking drama."
"Three roommates, end of lease, a mountain of junk plus a garage full of old boards and bikes. They cleared all of it at once, donated what was good, and the quote from the photos was exactly what we paid."
