High-Rise Condo Junk Removal in
San Diego

In a Downtown, Little Italy, Mission Valley or UTC tower there's no curb — everything goes out the loading dock, and the building won't let a vendor near the freight elevator without a COI on file. We do that part: file the Certificate of Insurance naming management, book the freight elevator and dock window, split the sectional for the service elevator, and clear the unit. Whole-unit truck-fill from $241, single pieces flat, and no high-rise surcharge. No CA sales tax on the service.

How high-rise condo junk removal works

1 · Send a photo

Snap the unit or the pieces going out, and tell us the building. A flat price comes back in seconds — the freight elevator and dock time are already in it.

2 · We file the COI & book the dock

We send management the Certificate of Insurance naming them additional insured and reserve the freight-elevator and loading-dock window — days ahead if the building requires it.

3 · We clear it out the dock

A vetted, insured crew splits the sectional for the service elevator, carries everything down, and loads at the dock. Nothing hits the curb; the unit's broom-clean.

How much does high-rise condo junk removal cost?

Flat and photo-quoted, with no high-rise surcharge — the freight elevator, the dock wait and the extra carry from a high floor are already in the number. A whole-unit turnover prices as truck-fill; a few pieces price per item. There's no per-floor fee, no elevator charge, and no CA sales tax.

No curb, a COI, and a booked freight elevator

San Diego's tower belt runs on rules that trip up an ordinary hauler. In the Marina, Columbia and East Village high-rises Downtown, the new mid-rises of Little Italy, the transit-oriented buildings of Mission Valley (Civita, Riverwalk), and the condo corridor around UTC and UCSD, a building won't let a moving or junk crew touch the freight elevator until there's a Certificate of Insurance on file naming management as additional insured — typically $1M+ general liability. The elevator is reserved days in advance with a set loading-dock window, and there is no curb: everything leaves through the dock. Show up without the paperwork and the front desk turns you away. We treat all of that as part of the job — the COI filed ahead, the elevator and dock booked, the crew working inside the window — so the removal actually happens on the day you scheduled it.

Sectionals split for the service elevator

The other tower headache is fit. A big sectional or a sleeper sofa that came up in pieces has to go down the same way — through a unit door and into a freight elevator that's narrower than the front lobby. Our crew splits the sectional on site, wraps and protects the corners, moves it in sections, and loads at the dock. Nothing gets dropped down a stairwell and nothing gets stuck. What we clear from a San Diego condo:

  • Sofas & sectionals — split by piece count for the service elevator, priced as one flat number.
  • Beds, mattresses & dressers — full bedroom sets out on the dock schedule.
  • Dining sets, desks & bookcases — the whole living- and work-from-home setup.
  • Appliances & electronics — a unit fridge, a washer, TVs and monitors (e-waste recycled, freon recovered).
  • Whole-unit turnovers — everything a departing tenant or a flip leaves behind, cleared to broom-clean.

What happens after the dock

Everything routed responsibly, not just dumped. Usable furniture and goods go to Goodwill of San Diego, The Salvation Army, St. Vincent de Paul / Father Joe's Villages and Habitat for Humanity ReStore. Mattresses go to free Bye Bye Mattress recycling at Miramar; TVs, monitors and computers to free California e-waste; a unit fridge or window AC gets EPA-certified refrigerant recovery; and scrap metal is recycled. Only the true remainder goes to the Miramar Landfill — and because San Diego's disposal is moderate with no add-on refuse tax, doing it right keeps your flat price fair. No dump fee tacked on, no CA sales tax on top.

When the towers call us

  • Tenant turnover — a Downtown or Mission Valley unit emptied between renters, out the freight elevator on the dock schedule.
  • Investor flips — a Little Italy or East Village unit cleared before a remodel or resale.
  • Downsizing & upgrades — a new sectional's arriving and the old one has to go the same day.
  • Estate & move-out — a full-unit clear for an owner leaving a Cortez Hill or UTC condo.
  • HOA & management vendors — a property manager needing a reliable, COI-ready crew for the building.

Why San Diego's towers choose JunkRabbit

  • COI on file — filed with management ahead of the job, naming them additional insured.
  • Freight elevator & dock booked — reserved and worked inside the building's window.
  • No high-rise surcharge — the flat photo price includes the elevator, the dock wait and the high-floor carry.
  • Sectionals split on site — full-service carry-out, nothing to the curb.
  • Same-day when a slot's open, donation and recycling included.

What San Diego condo owners say

★★★★★

"Our Downtown building is strict — no vendor without a COI naming the HOA and a reserved freight-elevator slot. JunkRabbit had the insurance filed and the dock booked before they showed, split our sectional to fit the service elevator, and cleared the unit out the dock. One flat price, no elevator fee, no surprises."

— Jared P., Marina District
★★★★★

"I flip condos in Little Italy and East Village and turnover has to be fast. They handle the COI and the loading dock every time, clear the whole unit to broom-clean, and quote a flat truck-fill price I can plug into my numbers. My go-to."

— Nicole S., investor
★★★★★

"Emptied my mom's Mission Valley condo at Civita — high floor, no curb, everything out the dock. They booked the elevator, took the furniture and the old fridge, and there was zero surcharge for the floor. Flat price from a photo. Huge relief."

— Andre W., Mission Valley
