Mission Valley
The old hotel-and-retail valley along the San Diego River, rebuilding fast into transit-oriented high-rise living — Civita on the reclaimed quarry, Riverwalk, and the condo towers stacking up near Fashion Valley and the trolley. It is an almost entirely renter and young-professional base, which makes condo and apartment turnover the signature job here. Several buildings are COI-gated like Downtown's — freight elevator, loading dock, no curb. We file the COI, book the elevator, carry it out of the unit, and quote a flat price from a photo.
A valley of turnover, not a curb in sight
Mission Valley (92108) spent decades as San Diego's shopping-and-hotel corridor, and it is now the county's fastest-building housing district. Where a gravel quarry once sat, Civita rose as a whole master-planned neighborhood of mid-rise condos and apartments; Riverwalk is replacing the old golf course with thousands more units and a new trolley stop; and the towers near Fashion Valley and the Green Line keep filling in. The people who live here are overwhelmingly renters and young professionals drawn by the transit and the central location — so the neighborhood runs on constant move-outs and unit turnover. A lease ends, a tenant upgrades, an investor flips a condo, and a unit full of furniture, a mattress, a mismatched sectional and a stack of boxes has to be cleared before the next lease starts.
The catch is the buildings themselves. These are dense, elevator-served, garage-parked properties — there is no usable curb to leave anything at, and a good share of them run Downtown-style access rules: a vendor Certificate of Insurance on file with management, a reserved freight-elevator window, and a loading dock you move through instead of a street. We handle all of it. Send a photo of the unit and get a flat number back in seconds — the labor, the elevator wait, the dock, the truck and the disposal are already in it. No hourly meter, no day-of upcharge, and California charges no sales tax on the service. Usable furniture is donation-routed to Goodwill, the Salvation Army or Habitat ReStore; mattresses go to free recycling; and same-day is usually available.
What we clear in Mission Valley
- Condo & apartment turnover — a whole unit cleared between tenants in Civita, Riverwalk or the Fashion Valley towers, furniture and mattresses out the freight elevator.
- Lease-end move-outs — the couch, the queen mattress and the leftover boxes nobody wants to haul, one flat price.
- Investor flips — a bought condo emptied of the last owner's furniture before the remodel or the re-list.
- Single pieces — a sofa, a mattress, a dresser, a TV or a treadmill out of a high-rise unit.
- Appliances — refrigerators, washers, dryers and window AC units, with refrigerant recovered where required.

Why full-service beats waiting on the city
Here is the part that catches new Mission Valley renters off guard: the City of San Diego does not pick up bulky items from apartments and condos at all. Under the old People's Ordinance the city only ever collected from single-family homes with street access, and the Measure B rollout that is finally changing that still leaves multifamily buildings out of any real on-demand bulky service. In a valley that is almost entirely towers and mid-rises, that means the municipal option is effectively zero — there is no curb to set a couch on and no city truck coming for it. Full-service is the answer that actually fits the building: we carry the couch and mattress out of the unit, ride the reserved freight elevator, and load from the dock in one flat-priced trip, usually same-day. Usable furniture goes to donation, mattresses to free recycling at the Miramar collection site, TVs and electronics to free e-waste (California bans them from the trash), and any refrigerator gets certified refrigerant recovery — so a turnover is handled cleanly, not just dumped.
What Mission Valley customers say
"Turning over a rental condo in Civita between tenants — old sectional, a queen mattress and a pile of boxes. They had the building COI on file, booked the freight elevator, and cleared the whole unit in one trip. Flat price from a couple of photos, done the same afternoon."
"My lease ended in a Riverwalk-area tower and there is literally nowhere to put a couch — no curb, garage only. They came up the service elevator, carried everything down, and I didn't lift a thing. No stair or elevator fee, just the flat number."
"Bought an investor condo near Fashion Valley full of the last owner's furniture. JunkRabbit emptied it before the remodel, donated the good pieces, and worked around the building's loading-dock hours without me having to babysit it. Fair flat price, no surprises."
