What emptying a downtown tower actually takes

Clearing a condo in Downtown San Diego is a logistics job before it is a lifting job. These towers — luxury units in the Marina and Columbia, high-rises over Petco Park in East Village, the mid-rises of Cortez Hill and Bankers Hill — all run on the same rules, and a hauler who does not know them wastes your day. Building management will not release the freight elevator without a Certificate of Insurance naming them as additional insured, usually at a $1M general-liability level. The elevator is padded and booked days in advance against a fixed loading-dock window, and moving anything through the marble lobby or leaving it at a curb is a non-starter. The furniture leaves the way everything leaves a tower: down the service car and out the dock.

We run the whole sequence so you do not have to think about it. We file the COI with the front desk or property manager, reserve the freight elevator and the dock window, break down oversized sectionals and bed frames to fit the service car, pad the walls where the building asks, carry it all down ourselves, and haul it. Because it is full-service, you are not dragging a sofa to a chute or a curb that does not exist — the crew empties the unit floor to door. And the price for all of it is one flat, photo-quoted number that already includes the dock wait; there is no per-floor or high-rise fee bolted on afterward.

Downtown condo jobs we clear

  • Full condo clear-outs — a whole unit emptied between owners or tenants, sectionals split for the service elevator, COI and dock handled.
  • Investor flips — East Village and Marina units emptied fast between close and listing so the photographer can shoot a clean unit.
  • Downsizing & estate turnover — a longtime owner's unit cleared discreetly, good furniture donated with a receipt.
  • Storage-unit & tenant clean-outs — the building's storage cage or a locker emptied along with the unit.
  • Appliance swaps & single pieces — an old fridge or washer out and coordinated with the dock, or one sectional brought down the freight car.

Does the city pick up from a downtown condo?

No — and this is the part that surprises new owners and investors. For a century the City of San Diego collected trash and any bulky item only from single-family homes with street access under the People's Ordinance; apartments and condos were excluded entirely and have always paid private haulers. Measure B began unwinding that in 2022, but even now the city runs no robust on-demand bulky pickup, and a downtown tower still gets nothing municipal — there is no city truck for your old sectional, and no curb to leave it on anyway. So the choice in a high-rise is really between renting a truck and running loads to Miramar yourself through the dock and the bridge traffic, or a full-service crew that files the COI, books the elevator, and carries it all out on one flat price. For a whole-unit clear-out or a flip on a deadline, the second is the only sane option.

What downtown owners & investors say

★★★★★

"Cleared my whole Columbia-district unit before the sale. They had the COI to management the same day, booked the freight elevator, split the sectional to fit, and emptied the place in one dock window. Flat price from photos, the HOA had no complaints."

— Nathan R., Columbia District
★★★★★

"I flip units in East Village and turnaround is everything. Previous tenant left a full apartment; they cleared it out the dock, donation-routed the good stuff, and it was photo-ready next day. No high-rise fees, just the flat quote."

— Gabriela M., East Village
★★★★★

"Downsizing out of a Cortez Hill high-rise after fifteen years. They worked the dock window with the front desk, carried everything down the service elevator, and quoted one number up front. Careful and calm the whole way."

— Donald & Faye L., Cortez Hill
